Southern Scottsdale and hummingbirds? Yes. Tonight the Scottsdale Gateway Alliance unveiled the marketing logo to describe the "original" city residential community south of Osborn Road. It is a stylized SS with a hummingbird image to capitalize on the major themes that describe the area. Unfortunately it isn't on their Facebook or website this evening to share with you.

Proposed Temporary Sign Ordinance changes. Are you a Realtor? Do you own a business that uses temporary signs? A recent federal court decision has forced the city to change the current ordinance with different controls. Your public input is essential to determine the number of days a sign can be up and the down-time before re-installation plus other issues. Details: Decisions will be made soon so don't delay to send your comments to city staff!

The Arizona School of Real Estate plus the two parking lots south across the street have been purchased. Development rumors include a hotel but no application has been submitted. This is the NE corner of 1st Street/Marshall Way.

6901 First Ave will be a
new 3 story law office and retail building. Their required 16 parking spaces will be "phantom spaces" as they pay the city $209,403.36 in lieu of providing them for their customers and employees. This is item 12 on the council Jan 17 agenda. Downtown merchants groan as once again the scarce public street customer parking is consumed by new construction approvals that avoid the physical parking space requirement.

Fashion Square has requested a zoning change to Downtown Regional Use-type 2, Planned Block Development plus a request for Infill Incentive District. This includes 150 ft building height and stepback allowances.

Old Adobe Mission Church on Brown Ave. in Old town has requested to modify the west and north elevation parapet heights of the addition to the church.

Peacock Scottsdale--a new multifamily development on 2 plus acres. Case 56-DR-2016.

Wolf Spring Ranch NW corner Cactus/94th St. Request by owner to rezone existing equestrian ranch and two charter school sites--Casey and Montessori-from single family (R1-35) to single family (R1-18) Planned Residential Development. The current application has 45 residential lots described in the application as "8,000 to 13,000 sq.ft lots" and "average 9,000 sq. ft". COGS has attended the multiple neighborhood meetings and developer-neighborhood conferences. The area homeowners were surprised to learn that lots smaller than 18,000 sq. ft have been approved in previously requested R 1-18 projects.

IPA Senior Living on the NE corner of Scottsdale Rd/Pinnacle Peak Rd will be on the Development Review Board agenda Jan. 19th in city hall at 1 pm. Revisions awaiting your public input (1) relocated trash enclosure 120 ft further south away from the neighborhood (2) pole lights have been lowered to 8ft in height (3) perimeter landscape has been enhanced.
